How do I know if I will qualify for an Overseas Mortgage?
Overseas Mortgage lenders usually base their lending decisions upon what they call a debt to income ratio. They allow a certain percentage of your disposable income and this must cover any debt payments you make including mortgage payments, credit cards or loans.
All income must be provable either by way of payslips if you are employed or accounts if you are self employed.

I've completed my Overseas Mortgage fact find, what happens next?
Once we have a completed fact find to assess we aim to tell you whether you qualify for an overseas mortgage within 24 hours. We feel it is better to tell you as soon as possible whether you qualify or not so that you can make an offer on your chosen overseas property knowing that your overseas property finance is agreed. If you don't qualify then we can explore other avenues to raising the funds.
By knowing each overseas mortgage lenders criteria, we ensure that we are only submitting overseas mortgage applications to the lenders that will be agreed.
We will then recommend the most suitable overseas mortgage product based upon your circumstances and provide you with details of the interest rate, what supporting paperwork is required and what fees are payable.
Once we have your confirmation that you are happy to proceed with our overseas mortgage recommendation then we will commence your application and send you the relevant paperwork to sign.
When we have collated all the relevant paperwork and supporting documents we will then send these to the lender.

How much do you charge for your services?

If you are happy with our recommendation and wish to proceed with your overseas mortgage application then we charge a fee of up to 1% of the loan amount subject to a minimum fee of £500 or its currency equivalent. Half of this fee is payable upon application and the other half is payable when you receive the mortgage offer.
